Enhancing Tourism Competitiveness: Airbnb and Length of Stay in Yucatan, Mexico

Abstract The rise of collaborative economy platforms such as Airbnb has significantly transformed the tourism industry, creating both opportunities and challenges for businesses in different destinations. Therefore, estimating tourism demand is essential to promote effective, efficient, competitive, and sustainable investment in destination sites. This study investigates the impact of the length of stay (LOS) on the use of Airbnb by air-traveling tourists in Yucatan, Mexico. Using a quantitative, nonexperimental approach, data from a sample of 784 respondents were analyzed with a Poisson regression model based on the Generalized Linear Model framework, alongside propensity score matching (PSM) to estimate the effect of Airbnb usage. Results reveal that age and purely tourist motives positively influence the LOS, while higher education levels and perceptions of airport infrastructure negatively affect it. On average, tourists stay four nights in Yucatan, and the use of Airbnb extends this by 1.5 nights, underscoring the platform’s significant impact on the lodging sector. Understanding these dynamics provides insight into the advantages and challenges of peer-to-peer lodging platforms in a city where tourism is becoming a critical growth driver.
