The subject sustainability is taking a great amount of spotlight in most debates of modern society. This time the focus is on business models and marketing as well as the influences that sustainable certification systems have within the building sector. Especially when constructing new buildings, the new and stricter sustainability laws and certifications are setting the foundations of a new era. The interest shown in updating already existing buildings to uphold the newer standards are often outshone in comparison by inventing revolutionizing techniques and making investments for new construction. Most buildings that exist today have been built before the 21st century and will still be standing for many years to come. These buildings are constantly in need of maintenance and therefore there is great potential to invest in sustainable renovation and maintenance, instead of making minimal efforts. In connection with renovation, a building oftentimes can be certified by sustainability assessment systems for existing buildings. Before renovation takes place, the building’s condition should be screened regarding various aspects – both in order to identify critical actions and to map the building’s potential for sustainable investments, as well as potentially qualifying for a sustainability certificate. Such screening requires well designed tools, which not only consist of the technical equipment needed for executing building specific inspections, but also strategies to adjust screening to the sustainability perspective. The company AddBrain assists property managers in creating strategies for sustainable property management. To adapt the sustainability perspective in their own work, AddBrain is looking to develop a self-evaluation tool to assess whether, and to what extent, they are operating in an ecologically, economically and socially sustainable way. This thesis’ aim has been to develop a model of said self-evaluation tool in cooperation with AddBrain. The model is made to simplify and prioritize this usually expensive and time-consuming process to make it easier and more affordable to see the big picture. More thorough and precise investigations can be performed later on if needed.
